BMS Validation Service Scope

1. Service Overview

Alpha Controls provides independent third-party BMS validation and commissioning support services for commercial building management systems. Our validation services include pre-commissioning checks, point-to-point testing, network diagnostics, and comprehensive documentation.

2. Scope of Work

The validation service includes:

  • Visual inspection of BMS panels and field devices
  • Verification of wiring and terminations
  • Network communication testing (BACnet, Modbus, etc.)
  • Point-to-point functional testing of sensors and actuators
  • Control logic verification
  • Documentation of test results and snag lists
  • Professional sign-off certificate upon completion

3. Client Responsibilities

The client must provide:

  • Safe access to all BMS equipment and field devices
  • Current system documentation (drawings, schedules, network diagrams)
  • Coordination with other trades and building occupants
  • Isolation permits and safety documentation as required
  • Access to BMS software and network credentials

4. Pricing & Payment

Pricing is based on project scope including number of panels, field devices, and estimated on-site days. The online calculator provides an indicative estimate only. Final pricing will be confirmed in writing following project review. Payment terms are typically 30 days from invoice date.

5. Timeline & Scheduling

Validation work will be scheduled to suit project requirements, including out-of-hours and weekend work where necessary. Lead times vary depending on project complexity and our current workload. Typical lead time is 2-4 weeks from quote acceptance.

6. Limitations

Our validation service verifies that the BMS is installed and functioning as designed. We do not:

  • Design or modify control strategies
  • Carry out remedial works (though we can provide quotations)
  • Guarantee system performance beyond the validation period
  • Take responsibility for design errors or omissions

7. Liability

Alpha Controls maintains professional indemnity insurance and public liability insurance. Our liability is limited to the value of the validation service contract. We are not liable for consequential losses arising from system failures or design defects.

8. Data Protection

We process personal data in accordance with UK GDPR. Contact information provided through our forms is used solely for service delivery and will not be shared with third parties without consent.

9. Cancellation

Cancellations must be made in writing. Cancellations within 7 days of scheduled work may incur charges for preparation time and lost opportunity.
