1 Stephen Street – BMS Installation & Controls Integration
Alpha Controls delivered a full BMS installation across Levels 7, 9 and 10 at 1 Stephen Street, London, working in partnership with System 5. The project covered trench heating controls, FCU networking, plant integration, and structured secondary containment throughout each floor.
Working in partnership with System 5, Alpha Controls delivered a comprehensive BMS installation across three floors of this Central London commercial office building. The scope encompassed trench heater controls, fan coil unit networking, plant system integration, and full secondary containment — all installed to a high standard and ready for commissioning handover.
Project Scope
The project required Alpha Controls to deliver a fully integrated BMS infrastructure across Levels 7, 9 and 10 of 1 Stephen Street. Each floor received its own dedicated BMS panel, installed within riser cupboards and connected throughout via structured containment and cable tray routes.
All works were carried out using podium access equipment with full PPE at all times. A dedicated on-site storage area was maintained throughout, with cable deliveries managed to keep the working environment clean, controlled, and safe.
Trench Heating & Zone Control
New 24V trench heater wiring and BMS control cabling were installed across eight zones per floor. Each zone comprised three trench heaters connected in series, complete with two actuators per zone — providing accurate zonal control and efficient heating distribution across perimeter areas.

Fan Coil Units & Network Installation
Across all three floors, Alpha Controls installed BMS network cabling for approximately 20 FCUs per floor, routing and terminating all connections back to local panels within the riser cupboards. In addition, condensate pumps were installed and connected to each FCU to support drainage and reliable system operation.

Plant & System Integration
Key plant systems were integrated into the BMS across all three floors, providing centralised monitoring and control of building environment and safety systems. Each floor received its own dedicated BMS panel, mounted within the riser cupboard and connected via structured containment and tray routes.

Containment & Cable Management
Secondary containment was installed using steel conduit systems, including bending, threading, and installation using stocks and dies. Cables were run within underfloor tray systems around the building perimeter, neatly dressed and secured using cable ties throughout.
This structured approach to containment ensures long-term accessibility for maintenance engineers, provides physical protection to control and signal cables, and maintains a clean, professional installation throughout each floor.

The installation delivered a fully integrated BMS infrastructure across all three floors, supporting heating control, environmental monitoring, and plant integration. The project was completed to a high standard of workmanship — ensuring reliability, accessibility, and full readiness for commissioning.
