Commercial BMS Installation and System Integration

Alpha Controls completed a full Building Management System (BMS) installation on the 5th Floor at 10 Whitechapel, London, as part of a major commercial office refurbishment. The new system featured a complete Trend IQ4 ECO network, open-protocol BACnet/IP integration, and Sontay field devices throughout, delivering reliable, future-ready control and monitoring for all HVAC and environmental systems.

Project Scope
The 5th floor refurbishment required a new BMS system to serve upgraded mechanical and electrical plant. Alpha Controls designed, supplied, and commissioned a new BMS panel, fully built in-house and equipped with Trend IQ4 ECO controllers.
The installation scope included:
- New CO₂ sensors for air-quality and occupancy control
- Integration of chilled beam controls relocated during ceiling works
- Heating water temperature sensors and flow monitoring
- Electrical metering network integrated via BACnet
- Leak detection point monitoring (existing system retained)
- Control of AC units, inline fans, and trench heating circuits
- Auditorium bi-fold partition monitoring, allowing the space to operate as one combined zone or two independently controlled areas


Panel Design and Field Equipment
The new panel was designed and manufactured by Alpha Controls' panel division, ensuring complete quality control and a seamless integration process. The system incorporated Trend IQ4 ECO controllers working with Sontay field devices — selected for their robust construction, accuracy, and long-term reliability. These devices provide consistent feedback for temperature, CO₂, and water parameters, enabling stable system control and precise environmental management.
A new Cat-6 network riser backbone was installed to interlink all service panels and integrate with existing building systems over BACnet. Existing plastic control boxes were relocated to suit the new wall and ceiling layout, while new cable-management systems (CMS) — including tray and trunking in the riser — were installed to support the upgraded wiring infrastructure.
Integration and Commissioning
All new and existing points were rewired, tested, and re-integrated into the Trend BMS head-end. The IQ4 ECO controllers were configured to maintain communication with associated plant, ensuring complete visibility of HVAC performance, metering, and alarms.
Alpha Controls engineers coordinated closely with site management and other trades throughout the refurbishment, maintaining progress within a live environment and ensuring all systems were commissioned, witnessed, and fully operational on completion.
